Maine Land for Sale in Lake View Plt

On North Shore RD, Lake View Plt, ME

Price$2,000,000

Est. Mortgage: $/month

MLS Number 1337021

  • Land
  • Address On North Shore RD
  • Acreage 2857

Schoodic Lake Forest is a 2,857 +/- acre timber tract with about 2 miles of frontage on Schoodic Lake. The acreage is a hardwood heavy timber tract with a centrally located hill site offering incredible view potential. A good choice for a 1031 exchange property.  Two road systems access the land. One unencumbered logging road running south to north through the western side of the parcel. The other road on the property is a shared right of way with camp owners along the western shore of the lake. This road runs south to north along the eastern boundary. Sales to abutting camp owners have been a historic source of revenue for exceptional ROI, some with per acre prices more than 10 times the current asking price of the property. These sale opportunities are likely to continue into the future as camp and home owners wish to enlarge their holdings. One year to year lease used for a stump and wood debris site provides yearly income. The timber on the property is growing well. The most recent timber inventory was completed in September of 2013 with an estimated 27,000 +/- cords. With nearly 5 years of growth since then and no harvesting having been done, estimates of over 30,000 cords are likely. Fronting the undeveloped northern basin of Schoodic Lake for thousands of feet, this location would make a great family or corporate retreat. The lake has a surface area of over 7,000 acres and depths recorded to 188 feet. Schoodic is known for exceptional water quality and a large rainbow smelt population that sustains a prolific trout and salmon fishery. At nearly 10 miles in length, the lake is a boaters’ freshwater paradise underutilized much of the year. There are great views from the lake of Mount Katahdin and a lot of undeveloped forest along its eastern shore. As a timber investment the property has great potential for future gains with an added bonus of outdoor recreation possibilities that are all inclusive. Trail riding the local ATV/Snowmobile trails directly from the property is exceptional. Fishing and boating on the lake are some of the best in Maine. All of Maine’s big and small game are here. Hike and bike the trails within the property. Other nearby recreational attractions include Sebec Lake, Pleasant, Piscataquis and Sebec Rivers, Katahdin Iron Works, Gulf Hagas, Baxter State Park, Peaks Kenny State Park, thousands of acres of public reserve land, The Appalachian Trail and too many mountain peaks and other lakes and ponds to list here. Lakeview Plantation may be one of the happiest locations in Maine. The people you meet are enjoying the recreational activities mentioned above which will put a smile on the face of the sullenest human. Maybe it is because they have all this sport at hand while enjoying one of the lowest property tax rates in Maine. This being a recreational destination has created a place of few permanent residents with 43 being the last census count. If you choose to live here you will see few people Monday – Friday as most owners are weekenders and vacationers.

Investment Timberland For Sale in Greenfield Township, Maine

On Cross Rd & Myra RD, Greenfield Twp, ME
Pending

MLS Number 1289560

  • Land
  • Acreage 1050

The County Line Forest is a 1,050+/- acre timberland investment property, 1031 tax deferred exchange, or self-directed IRA purchase with excellent recreation opportunities. The property is located on the Penobscot and Hancock County line. It is a pleasantly square lot with an impressive residual stand of timber not normally found in this price range. The land has several natural features that create an interesting landscape. A large hill near the center of the lot rises quickly and has beautiful views in nearly every direction. A naturally occurring pond surrounded by an open bog is a magnet for moose, deer, and waterfowl. Two substantial beaver ponds and brooks are sure to have undisturbed brook trout swimming in their waters. Location: The property is in Greenfield Township, a Maine unorganized territory with one of the lowest tax rates in the state. This part of Penobscot County is known for good whitetail deer and black bear hunting. There are numerous lakes and ponds with trout, salmon, bass and more all within a short drive of the property. Bangor and Old Town are both an easy drive from the property. These inviting small cities have numerous restaurants, a new civic center, lively waterfront, a casino and more. Acreage and Land Use: While the primary investment return of this parcel is timber, the added bonus of a recreational opportunity is priceless. The land has miles of interior roads which create access to nearly all corners of the property. Elevations range from about 250 to over 500 feet above sea level. The hunting in this area is already good and with proper management, this property has the potential to be great. The varied landscape and good soils would benefit greatly from food plots, trail management, and proper stand placements. The County Line Forest has direct access to ATV trails and snowmobile trails. These trails connect to a statewide system with hundreds of miles of riding opportunities available. The property has many potential building sites. Off grid living could be possible here for anyone interested in self-sustained living. The hilltop south slope is a nice location for both solar and wind power alternatives. Water Features: Skunk Pond is completely located within the properties boundaries. This shallow pond is a major habitat for many species of wildlife. It is a perfect spot to find moose, herons, eagles and waterfowl. A large beaver pond is located in the northeast corner of the property and the small creek leaving it runs quickly off the property into another series of ponds. Dead Stream runs slowly through the southeast corner and its secret flat waters hold wild brook trout. 1050+/- acres if Maine Timberland for sale in Penobscot County less than 30 miles from Bangor, Maine. This is a square block of land on the Hancock County line just north of Stud Mill Road. Excellent hunting and fishing area with local ATV and snowmobile trails to the property. Good timber investment.

Family Home on Nesowadnehunk Lake - Wild Brook Trout Fishing

MLS Number 1295652

  • Condominium
  • Bedrooms 5
  • Bathroom 4
  • Acreage 16.32
  • Square Feet 4162

Camp Phoenix Camp Phoenix at Nesowadnehunk Lake was the premiere Sporting Camp for wild Maine brook trout fishing from the 1930's until it was purchased in the 1990's. The buyers converted the lodge and cabins on the 16 acre site into condominium units so they could spend less time on cutting the grass and more time fly fishing the lake and hiking in Baxter State Park. The lodge at camp Phoenix is the original cooking, dining, and gathering place for the sports that stayed here. Today you can own this historical lodge and make it your own. The camps eleven rooms consist of over 4,000 square feet of living space. Six bedrooms, two full baths and two half baths will accommodate up to 26 family, friends, and guests. A large kitchen with commercial grade cook stove adjoins the elegant dining area. A great room with cathedral ceilings is the place to gather and tell stories after dinner and evening fishing. Spend lazy afternoons enjoying the lake and mountain views from the 8 X 100 foot covered screen porch. The 16 acres surrounding Camp Phoenix are tended by a caretaker. There are common areas including a library building, boat docking and casting pond. This is truly a relaxing place to spend your vacation time. Nesowadnehunk Lake Nesowadnehunk Lake is nearly 4 miles long and in places over a mile wide. It is known for its exceptional water quality, wild brook trout, and incredible mountain views. The lake is in the shadows of Strickland and Center Mountains on the western border of Baxter State Park.  Fisheries biologist call the lake “The Trout Factory”. The lake produces healthy populations of brook trout that are from 6-20” in length, with most around 8-12”.  The trout from this fishery are used by the state fish hatcheries as brood stock for stocking in other waters.  The strain of trout from here are particularly hearty. The lake produces fish throughout the season from ice out until it closes again in the fall.  This water is managed as fly fishing only. Working crayfish patterns along the bottom, casting nymph imitations or working a hatch in the early morning or evening hours often reward the fly caster with a take from a hungry brook trout.  Peak season for most local fisherman on this lake is during the Hexagenia mayfly hatch in late June to early July.   Anglers searching for live water should visit the outlet stream with classic runs and pools as it wanders through Baxter State Park.  Its 15-mile run varies from pools to riffles, falls and flat water.  Scenery observed here rivals the Rockies.  Trout from 6 to 14 inches are found here.  There are frequent caddis and mayfly hatches throughout the fishing season.  If you are a trout fisherman, particularly a brook trout fisherman, Nesowadnehunk Lake needs to be on your shortlist of Maine trout waters to visit, and this is an opportunity to own a piece of it.                                                              Baxter State Park   Adjoining the Camp Phoenix property is the natural wonder of Baxter State Park. This 200,000+ acre park was gifted by former Governor Percival Baxter to the people of Maine. The park is home to Mount Katahdin and many other lesser peaks. The trail system in the park accesses Maine's most remote and wild places. Dozens of mountain ponds and alpine lakes are teaming with native trout and wading moose. Camp for sale on Nesournahunk Lake. Camp Phoenix was condominiumized in 1992 allowing for this rare opportunity to own a piece of history on one of the best fly-fishing lakes in the State of Maine. The lodge has 5 bedrooms, one full and 3 half baths, propane lights and appliances and a dining room that will seat 27! There is also a huge Great room and a smaller parlor for whiling away the non-fishing hours when you're not on the porch enjoying the views of the lake.

Well for starters it is on the way to Moosehead Lake and the North Maine Woods. The Appalachian Trail runs through town and is the southern start of the 100 Mile Woods. The Libra Foundation has recently invested heavily in Monson with a community arts center. This investment and natural features are sure to attract additional interest and investments into this fun community. A new country store has opened downtown, weakly live music with the Friday Night Monson Jammers, good restaurants and a friendly population all add up to a gem of a community. The home is located only a couple miles from town, about 20 minutes to Greenville and Moosehead Lake and about 1 hour and 20 minutes from Bangor International Airport. In residential real estate it is rare to find a property for sale that fronts a wild pond. To find one that fronts two, that is a new definition of scarcity. On Weir and Round Ponds in the woods of Lee, Maine, there is an off grid property like no other. The two bedroom one bath cottage lives on a bridge of land that separates the two ponds. The owners designed it for year round use as a primary residence or a vacation home. This comfortable cabin has the quintessential wrap around porch with views of both ponds. A low maintenance exterior is finished with long lasting cedar shingle and roofed in metal to shed winter snows.  When you enter the home the first thing you notice is the beautiful wood interior finish. There is a pleasant contrast between the hardwood flooring and the matched pine walls. Custom windows bring in natural light that warms the wood cathedral ceiling above an open kitchen, dining, and living room space. Next you are amazed at the kitchen finish in an off grid setting. A quality gas range and refrigerator are connected by gorgeous granite counters with pink and blue highlights. The living area is completed with a first floor bedroom adjacent to the full bath and an upstairs master bedroom with its own half bath. The mechanicals of this home are top notch. An efficient diesel power generator is muffled in its own building keeping sound to a minimum. Heating is done with an LP gas stove, which requires no electricity, and a modern heat pump for both heating and cooling. The home sets on a full concrete footer and has a drilled well and modern septic system. 20 +/- acres of mature red and white pine and ancient hemlocks growing in a near parklike setting surround the cabin and keep it hidden from view. The home sets on an elevated site with a natural slope to the frontage on each pond. Near the cabin is a gravel bottom swimming hole on the Weir Pond side and room for a dock on the Round Pond side. Round Pond is spring fed 10 acre brook trout pond with depths up to 29 feet. Only one other cabin is on this pond. Weir Pond is a 45 acre pond with depths up to 25 feet. This is the headwaters of the Passadumkeag River and is an underutilized resource for wilderness paddling enthusiasts. The property is located near the southeast corner of Lee. The abutting towns of Number 3 Township, Springfield and Lakeville share this corner. This is a semi-remote spot yet only 25 minutes by car to Lincoln, Maine. Call today to schedule a showing of this rare opportunity.
